The Royal Oak sits in the village of Easterton, just on the edge of Salisbury plain and only 5 miles from the market town of Devizes.

This quintessential British pub has all the great characteristics of low beamed ceilings, stone floors and log burning stoves.  This is located in the centre of the village and is very well patronised by the local community, it benefits from a primary school and nearby secondary schools.

 

Trading Potential

Set at the heart of the village the Royal Oak has a great reputation for its food offer and quality of cask ales served.  The current trade we believe to be 65 / 35 in favour of wet and whilst the Oak has a very solid wet trade we believe that an operator with good catering ability could build on the already established food offer.

Extended trading hours and continued marketing through social media platforms would contribute to maximising the full potential of this great pub.

The new Business Partner at the Royal Oak would ideally have experience of running a village pub with high volumes of liquor sales and the catering skills to maintain and improve on the food offer already in place.  A willingness to become part of a village community and its activities would be an asset.

There are four main areas to the pub, the back room which seats 30 and has access to the front garden, the main restaurant to the rear of the building which has seating for 32 and access to the car park, the main bar which has stools, drinking tables and a log burning stove.  The “shed end” has leather sofas seating for 14 and a log burning stove.  The customer toilets including accessible facilities are off the main restaurant with access to the private accommodation.  The large fully fitted trade kitchen has access to the front garden and a small private garden to the rear.

 

External Areas 

At the front of the building is the lawned garden with smoking shelter, brick BBQ, rattan tables and chairs for 18 and 6 wooden benches.  Parking for 4 cars.  To the rear is parking for 20 and outbuildings that house a laundry, garage and a dry store / freezer room.
