Frome is a town in the Mendip Hills at the Eastern side of Somerset and centres on the River Frome. With a population of around 26,000, this vibrant town isn in easy reach of the nearby towns and cities of Bristol, Bath, Warminster and Westbury. The town boasts 13 first and 2 middle schools.
The Roayl Oak is a community local and situated on the Broadway just at the top of the town.
This traditional pub is located on the Broadway, just on the edge of the town. The pub sits in our "Neighbourhood" segment and currently operates at around 90/10 in favour of wet. Sitting in a residential area it has a lot of "chimney pots" within walking distance and is very popular with the local community. The pub benefits from a trade garden, car parks and a fully equipped trade kitchen that can be utilised further to develop the food offering to a level that would suit this site. The Brewery may consider a refurbishment scheme here to update the premises.

The new Business Partner here will ideally have the attributes and personality to interact with a community, neighbourhood local pub, have basic catering skills to develop a menu that would suit this site and also a passion to serve our quality cask ales to the highest standard.
The single bar is accessed from the front of the building and has three areas: a snug with open fireplace, central space with seating for approximately 20 with a television, and a small dining room for around 30.
This leads to the trade kitchen, wash-up and freezer/boiler room.
Access to the ground floor cellar is directly behind the bar and customer toilets with accessible facilities are to the right hand side and rear of the bar.
To the rear of the pub is a patio with benches and space for a BBQ area. In the car park there are spaces for approximately 9 cars with a large store/garage. To the front are a further 5 car parking spaces.
The private accommodation is set over two floors, on the first floor is the main double bedroom with built in wardrobes, second double bedroom, bathroom with overhead shower, and a fitted kitchen.
